今天上午闲来无事,开车看了看西雅图郊区Kirkland 柯克兰市5个正在开发的single family house项目。这五个开发项目是由著名的开发商Toll Brothers, DR Horton, Quadrant Homes, William Buchan Homes 及Connor Homes开发的,是典型的in fill开发项目。这5个开发楼盘在完成了七通一平的基础工程以后全部停工,没有一个在建的房子,工地上也没有一个工人在干活。我问了一下周围的邻居,大家都说有两三个月没见到工地上有人在干活了。
根据我公司过去几年在柯克兰开发的三个项目来看,一块生地的分割subdivision or short plat,从申请到获得柯克兰市政府的批准需要12到24个月。获得批准后再需要6到12个月完成七通一平,变成可盖房子的lot。上述两个阶段,开发商要花很多钱,所花的这些钱在房子没有盖好卖出去之前是没法收回来的。上述这些著名的开发商,在资金大量积压的情况下,毅然做出停止盖建新房子的决定,表明了他们对目前西雅图住宅开发市场的悲观看法。

Seattle lost the title of the nation’s hottest housing market in August 2018 — but looking at home prices, which have stayed sky-high, that might be hard for shoppers to believe.
New monthly data shows the median price of a single-family home in Seattle — $760,000 — is exactly the same as it was one year ago. The same holds true for Bellevue, where a typical home ran $935,000 in August.
And while King County as a whole charted an infinitesimal bump in year-over-year home prices, it was so small that you might miss it if you blink: The price of a median home in the county was $670,000, compared with $669,000 twelve months ago, according to the monthly report from the Northwest Multiple Listing Service, released Monday.

在住宅房地产市场进入下行通道的时候,我们房地产投资者应该做什么?买还是卖?或者持观望态度?投资大师沃伦巴菲特说过,在众人疯狂的时候我们要谨慎,在众人惶恐的时候我们要大胆。房地产市场下行的时候,正是投资者入场的好时机。依我在西雅图房地产市场摸爬滚打25年的经验来看,西雅图这样就业热门地区的房地产市场,10年的时间当中有7年时间房价是上涨的,两年时间是不涨不降持平,只有一年左右的时间是真正下降。

相信就业和学区等新移民聚集的热门地区有大量的外来的钱虎视眈眈,就是跌也跌不到哪儿去。 但机场附近那些水涨船高的地方就不好说。
楼主如果现在出手买地,申请permit建造2年,到时候可能就回暖了。
