to find next tenant, you have to use reasonable effort, e.g. put out the advertisement, no need to reduce rent or lower your standard of applicant. But I am not sure if waiting for "ideal" tenant is reasonable. You should aim for tenant with similar background as the last tenant.

我只是想问一下加州有没有法律规定只能charge房客最多多少的break lease 罚款。
由于房客break lease 造成房东很多extra work,就是房客配合开家找下一个客户,
其实有人住和没人住的show房的感觉也不一样。
一个月很有可能找不到理想的下一个客户,我想能不能在lease里写break lease 要charge 二个月的房租罚款,家里人说不是想要多少就多少的,有法律规定的,是吗?
