回答两极, 有些愿意, 有些不愿意,有些说毁房子, 有些说每天clean保护房子很好,有些说只租给有经验做过的。
但airbnb rental arbitrage 是个合法的生意, 有很多人在做。
要我说, 我比较关心 insurance 和liability 问题, 如果这个能满足了,我不在意别人在我房子做,当然我房子不是白玉,大不了多收点deposit,房子就是个投资的工具, that's it!
这样做的人多了去了,有啥不靠谱的
的是啥,里面有多少成年人,多少个小孩,他再也没有回答了。这种都是隐含开大party的风险的客人,他们一旦发现房主很谨慎,他们就不会订了。他们如果在Email里面撒谎,我可以让PM不让他们进的,现在锁都是我WIFI控制的,我删了他们的code的话,他们根本进不去了。而真的family vacation的客人会很乐意回答这些问题的。
别人作的话,为了多订客人,很可能是automatic 订的,连简单的客人审查都不会作。来几个drug party,开个枪,死个人什么的,那就惨了。不是房子毁了这么简单的。
我觉得肯定有这一类的保险吧? 当然我自己没做过我是瞎说。 但有不少人这么做不可能他们都没考虑过吧? 当然, 房屋的破坏另说, 长租也有毁房的。
在一段时间里面房子能否出租也不好说啊。
出租房最重要的是选客人。他这样的做法是把选客人这个关键步骤彻底给了别人了。稍微高的那点租金不够补偿的。我自己管booking,如果客人是有party嫌疑的,我就拒绝了,哪怕损失收入也值得。

我的是烂房差区。原来是学生房。附近有casino。人员混杂。但是还蛮繁华。房子是一百年老砖房。三家庭。楼下一个5 bedroom unit. 楼上是 两个 4 bedroom units。因为附近大学加盖了宿舍楼,学生租客减少。我觉得等房子空了之后租给家庭,少点麻烦。
楼下的unit空的时候是寒假,房子登出后没有人来看。这时一个 airbnb的来了。我的 PM 检查了airbnb listing,评价蛮好。我正好有点desperate, 就同意租了。应该租到 1500, 他讲价到1300,我同意了。
好处正像你帖子里说的,小的修理都没有麻烦我,还帮我把房子装修了一下,没问我要钱。
房租也没有欠,只不过一个月分两次给我。他说是我PM 同意的。后来我看他没有拖欠,也有睁只眼闭只眼了。
所以管理上,我觉道得还蛮好的。
后来,有两件事。1) 保险。 2) township regulation 让我不想再租给他了。
原来的保险是学生房保险。保费高。等我把学生全部清出之后,就问我保险代理重新quote保价。结果新的保单没有通过。有些保险公司不保这样的操作。
后来township要加强airbnb管理,只有 owner occupied house can be used as airbnb这个新规定因为疫情暂缓通过。
我就这样在保险有问题的情况下战战兢兢过了一年。今年年初房价大涨的时候,把房子卖掉了。
所以结论是,你要是烂房,保险,和township regulation 没问题,我觉得可以租。省事。
要是好房子,没有必要组个airbnb 因为你自己可以租到一个好的价格。维护工作也不是很多。
我个人觉得他想做我会同意。只要按时付房租。保养房子。何乐而不为呢?
