最近在看sheriff sales 的房子。 有个二家庭。loan amount 8万，正常估价18万。所以觉得是个好deal。
due dillgence 如下：
1） 没有欠税
2） 只有一个mortgage。 wells fargo. 也是这个银行在做forclose
3） title chain很clean
3） 除了default mortgage之外，还有大概四千块欠township的水和 sewage 的钱

应该给法院打电话，如果真的跳票了，bond lien是逃不掉的。

房子不是直接抵押到法院里面，而是欠了bail bond company的钱，然后被追债。
