It is going to be negative cash flow for a few years, but my investment is always for the long term so short term this will offset other gains and long term this will give sizable appreciation.
已经八九年没买房了。 今年鬼使神差,又看中了一个fourplex. 目前现金流不好,但是地点房型都不错增值潜力好。坐标什么谷。要价两百万。反正现在钱毛的厉害。 就当抵消些其他出租房的盈利少交点税, 一咬牙一跺脚买吧! 以前买的房子,自住投资,SFH,fourplex 都是加了loan contingency. 但时代不同了, 现在都是现金抢房,贷款的也是在loan agent preapproval 后, 给 no loan contingency offer 才有可能买到房。 本以为是天方夜谭,但儿子刚刚买了自住,用了几个agent and loan agent, 都是这么操作的,并非忽悠人。 这个fourplex 出来不到一个星期,加了一万,seven day inspection contingency, no loan contingency 下了offer。 loan agent 说没啥问题。 25% down, 30 years 3.625%。 结果卖方收了五个offer, 俺没被选中,人家pending 了! 一星期后, Redfin 提醒我, 你的最爱back to the market! 跟俺agent 讲,再加一万再进! 这次中了! 交了 3% EMD,没有loan contingency, 七天以后如果贷款有啥闪失这六万就白白送人了。 结果贷款各种问题不计其数,该遇到的问题都遇到了! 在三十天到期的前两天才拿到underwriter clearance! 这颗悬到嗓子眼的心才算放下! 有惊无险. 以后再也不干这种事了……
请问seller的disclosure里有inspection report吗?我之前买房这个inspection contingency也是waive了的。您是出于哪方面考虑决定放这个contingency呢?
