请问应该扣多少押金?

前房客从外地搬进来三四个月,非常挑剔且比较难缠,另外他们打算买房又犹豫是否break lease 立刻买房。我不想和他们再打交道,所以起草了mutual release 让他们买房后搬走了。为了让他们少唧唧歪歪,我在move out checklist 说move out condition 和搬进来时一样 (其实还是有轻微损坏的)。

租约里说押金中的$600 是 non-refundable cleaning fee.  (租约节选见下面的截图)

打扫房子花了 $495. 洗地毯花了$200.

请问应该扣多少押金? $600+$200? $495+$200? $600? (cleaning 包括洗地毯吗?)

At most $600.

You said you spent 495+200 on cleaning. 

You didn't say if such cleaning is needed or warranted by the condition.  You actually agreed that moveout condition = movein condition, then why the cleaning + carpet cleaning?

If I were the tenant I would be pissed if you deduct $600.

看你贴像是你主动。600$+200$ ,不过这200$ 洗地毯会有点争议,房客说自然损耗。

谢谢!我也是这么觉得。前房客还想把那nonrefundable $600也要回去。才住了几个月,自然损耗有点说不过去。

谢谢!move out condition is same 我指的是没有损坏,不代表不需要cleaning。

security deposit usually should not be used for cleaning.

Check your state law, security deposit is for "damages", which you claimed to be none. 

You can charge a separate non-refundable cleaning fee, but to include that in security deposit is questionable. since deposit is naturally refundable.
