If I were starting today, I would, in a cheap market, for example, buy one house ever year, and buy 10 houses in 10 years or do. In a medium priced market, buy one house every two years. In an expensive market, buy one house ever three years or so. Save enough down payment, then buy a house. Then save again, and buy again. Dollar cost averaging.
