Recently retired, I started with one unit 44 years ago but find myself ready to sell. I don''t want to but the biggest risk in providing housing in California is governmental risk. So to expand your thoughts, we are still under Covid restrictions. I have several tenants who have not paid rent in 3 years now! Can''t refinance due to low collections and cash flow on one of the buildings. Tenant protections going wild. Rent freeze in effect for one year after they declare the Covid emergency measures over. No way to collect back rents. Rent theft and protections from the government mandate are the consequences of weak leaders and strong tenant unions. The city of Los Angeles will be providing free attorneys for any tenant that wants one. The legislature wants to eliminate our ability to raise rents when a unit becomes vacant. You can''t evict a tenant to sell a property so you can move in anymore. Coming mandates to go all electric, install EV chargers, air conditioners, will require expensive upgrades not recoverable and then there is that earthquake thing and retrofitting. It is a strong case to sell before it is unmanageable. Some of our commentators must live in paradise?
