问下每月房贷里的利息问题

问个小白问题,假设贷款50万,第一个月还贷大概2000多都是利息,然后第二个月的时候一下子还掉贷款45万,那么后面开始每个月的利息是不是开始变少,按贷款5万这样算了,每个月的还贷数目还是不变,是不是基本就付的本金了?

是,但是一般贷款不会允许你一下子还掉90%吧。我这儿每年prepayment 最多20%

我们当时详细问过这个问题,额外还款的时候是有两种还款方式的,还贷还是还本金,你额外还款如果还的是本金的话后面利息就会算作减掉这部分本金之后的利息,但是一般lender都会要求至少要还款6个月以上才能提前还本金

What Is A Mortgage Recast? A mortgage recast is when you make a lump-sum payment toward the principal balance of your loan. Your lender will then reamortize your mortgage with the new (lower) balance. The idea is that you can lower your monthly payments since your principal went down, but your interest rateand term remain the same.
Most commonly, homeowners recast a mortgage when they’ve purchased a new home but haven’t sold their old one. Once the previous property has been sold, then the homeowner can use the proceeds of the sale toward a recast of their new mortgage.
A recast is also an option for those who receive a large amount of money and desire to lower their mortgage expenses. For example, a homeowner receives an inheritance or a large bonus from work.
