You can use the standard residential sales agreement, should be able to find it online and fill out yourself , chances is the buyer will have an agent and you can discuss details with buyer agent. you will need to decide what commission the buyer agent is going to get I would suggest give them full commission unless your house is so desirable otherwise the buyer agent is critical and can influence the sale. technically you only are saving the seller commission not sure if it’s worth it , using a good agent you might get more in price and more than pay for the seller fee, just my two cents.

没的事,escrow看得多了,没什么不情愿的。合同也没那么长,10几页。不确定你说的保险是什么,title insurance的话,因为贷款,强制购买。和你用不用agent没关系。
