加拿大买房新方法:先租后买,租金还能用来当首付

在4年前,当Christian Fracchia第一次听说BC省Port Moody市有一个先租后买的机会时,他看到了实现首次买房梦的方法。他将自己的名字投进了30个公寓楼花单位的抽签中。

在50 Electronic Avenue仍在建设中的358套公寓单元中,约有10%以先租后买的方式出售,这意味着买家支付两年的固定租金,然后将其转为产权。

28岁的Fracchia是一名软件开发员,将在一周后去参观他在SkyTrain和一处湖滨公园附近的新一居室公寓。拿下这套$47万加元的单元,只需要拿出$1万加元的首付和每月$1000加元的租金,而这些钱将会全部作为要在两年内支付的首付。

早在2018年,当Panatch Group在Port Moody市提供“先租后买”的公寓单元时,有500人申请。

BC省列治文的开放商Kush Panatch表示,他以前从未提供过“先租后买”的服务,买家对这种方式的强烈兴趣使他感到震惊。

虽然令人兴奋,但是Panatch警告说,先租后买并不总是拥有房屋的完美途径。他说:“我们通过这样学到了很多东西。不幸的是,当中出现了一些令人讨厌的意外。”

多伦多北部Clover Properties开发商的负责人Rachel Oliver开展了一项私人的“先租后买”计划。她说,该计划已经帮助安省600户家庭“快速达到了接近拥有住房的能力”。

Oliver说,租客通常会一次性支付首付——她的公司通常需要$2万加元,然后按月租金计算,以使他们在期限内达到房产购买价格的10%。每月租金也是根据当天持有房产的利率成本计算的。

“政府基本上就是在补贴开发商。希望建筑商能够以合法的方式,将节省的资金转嫁给最终买家。”Oliver表示,开发商应该与经验丰富的“先租后买”服务提供商合作,来管理复杂的协议。

这种先租后买在加拿大早就有了,不同的是之前的租金只有很少的一部分会进入到房子的首付中,而且要和开发商签订一个时间比较长的租赁合同。文中的房租竟然100%算到首付中,而且租期只要一年,简直不敢想象,希望是真的。 [1评]

先租可以,每个月一千比房租还低。后买的时候贷款拿不到,买家离场,房子要么砸建商手里,要么砸政府手里,看情况更多是政府手里
